MARKETING YOUR HOME: HOW TO MAKE IT STAND OUT

Selling your house can be challenging, especially in today’s real estate market. But don’t worry; there are a few tips to help you make your place stand out as a top contender for homebuyers. Here are a few tips to get you started on marketing your home:

Get Rid Of The Junk

Yes, we all have that collection of unique items we have gathered through the years, but it’s time to either sell, donate or put away. A clean and uncluttered home is a blank canvas where buyers can imagine their own furniture and collections.

Touch Up The Paint

No one wants to buy a home with peeling paint or scuffed-up walls. Apply a coat of paint to give it a fresh look and one that showcases it as move-in-ready. If you aren’t sure how to get started, ask family and friends to help. Have a painting party with those experienced with a brush and roller. It’s an excellent opportunity for everyone to get together and share laughs and stories.

Show Off Your Assets

Whether it’s a sprawling backyard, a dream kitchen or a cozy fireplace, make sure buyers know what makes your home special.

  • Keep the yard tidy, weed the flower beds, trim the bushes, and power wash the exterior if needed. There are lots of new construction homes for sale in Mississippi that buyers are looking at. Cleaning and freshening up your home’s exterior will go a long way with home buyers.
  • Inside, declutter and clean the closets. Keep three piles, one to keep, one to donate and one for trash. You do not want homebuyers to think your home is too small based on a stuffed closet.
  • Clean like you never have before. When a home is on the market, it can be a bit stressful. However, thoroughly cleaning and tidying each room at night before bed will make it easier for a last-minute showing. As a bonus, studies have proven that making your bed every day creates a more positive outlook for the day.

Light It Up

Not many people like a dark and dreary home. Consider removing curtains or investing in lighter fabrics that won’t filter the light much or at all. I love using sheer or linen curtains for staging. Let the sunshine in and open all blinds and curtains when showing a home for sale. Don’t forget to turn all the lights on, even over the stove.

Make It Feel Like Home

Stage your home to create a warm and inviting atmosphere. Showcase the areas that buyers will fall in love with. For example, the Mississippi Gulf Coast is the best place to live, not simply for the lifestyle and lower cost of living, but also for outdoor fun. If you have a big backyard, showcase it! Set up the yard with different uses:

  • Add a hammock to a shady corner for a peaceful retreat.
  • Place an outdoor game in the yard, perhaps lawn darts or set it up for a cornhole tournament.
  • Let homebuyers have a little fun in the yard, as they will more than likely take one or two tosses. Add that to the plus category for your home.
  • Set a small outdoor dining table to create an eating and entertainment area. Set it with beautiful outdoor dishes and glasses to add a cozy vibe to the space.
  • Do not clutter your porch or patio. Leave enough room for people to walk around. If you have too many pieces, try setting small seating areas throughout the yard.
  • Plant colorful flowers in planting beds and decorative pots to add a splash of color. Try planting some sweet-smelling blooms to slow down those looking at your home. Remember the adage, “Take time to stop and smell the roses.” Southern Living has a great list of plants that thrive in coastal Mississippi. Not in Mississippi, not to worry. A local nursery or Google search can help you with native plants in your region.

Follow these real estate tips and you’re on your way to making it irresistible to potential buyers. Now go forth and conquer, and if you aren’t here yet, come home to coastal Mississippi!
